Periodically scheduling your Warren roof inspections is important in maintaining the integrity of your roof.  Inspections performed by an expert roof installer and repairman can uncover hidden problems with the roof before they become major headaches.  But what will the inspector be looking for?  Here we will look at some of the things covered in a Warren roof inspection.  This overview will help you know what to ask about to be sure your inspector did a thorough job, and will also give you a heads up so you won’t be surprised if they do find anything of concern.

Warren Roof Inspections:  What are they looking for?

Before you call:
First, be sure that you know what type of roof material you have on your home or business.  The five major types of steep sloping roof materials are metal, wood, wile, slate, or asphalt composition.  Be sure to choose a roof expert who is experienced with both installing and repairing the type of roof that you have.  Though a general contractor may be able to help you identify huge issues from hail or wind damage, they may not notice a finely detailed error in the installation of your tile roof.  When you call to schedule the inspection, ask about the companies experience with the type of roofing material that you have an be sure they will have the best person for the job on the job.

So what are they really looking for?

A roof inspector is going to be looking for several things when they get up on your roof.  Of them, manufacturing defects are one of them.  The best Warren roof inspections will come with a knowledgeable roof expert who knows about the manufacturers, any of their recalls or disclaimers, and any warranties that may have been included with their products.  Though not common, manufacturing defects do happen, so it is important to look out for.

The next thing a roof inspector will look for is installation issues.  Noting a poor patch job or error in installation or repair should be noted and may need to be corrected in the future, if not sooner.

The last two things the roof inspector will be looking for have to do with the weather:  natural weathering, and wind/hail damage.  The first, natural weathering, is the type of weathering that comes from exposure to the sun, rain, cold, heat, etc.  This type of weathering is common on one side of the roof more than the other, and can even include moss growth under the proper conditions.  The second type of weathering comes from wind and hail damage.  This weathering is less predictable and will most likely need to be repaired.

Finally, your Warren roof inspection should include a recommendation of repairs on any issues that have been discovered.  Not all defects and damages are in need of immediate correction, though some are.  The determining factor will be whether or not the damages are functional and affect the integrity of your roof and home, or just cosmetic.
